BUYING A CARAVAN WITH PAULA’S HOLIDAYS
We are taking appointments for viewings, call 07802 325234 to book. All viewings will be in line with the government guidelines and we require names of anyone attending and will require you to wear a mask (unless exempt) and keep distance where possible.
Buying a caravan on Butlins Skegness caravan park.
Site fees for 2022 £4,459.00 for private sales, for owners who buy from Butlins (this figure is based on previous years and will be updated when we know for sure) there is a discount of around £540.
The site fees change throughout the season, they reduce the site fees on a pro rata basis. You would need to contact Butlins caravan sales team to find out the amount that applies to you at the time.
The site fees and utilities are payable at the time of the purchase. The next years site fees you would have 3 payment options, so you could spread the cost if you wanted to or pay in full.

Non- domestic rates £236.01
Water and sewerage £383.72
£59.00 Gas availability charge is payable in advance inclusive of VAT. The final gas bill is charged at the end of the season and is calculated based on the total value of Calor Gas invoiced to the caravan park, divided by the number of caravans on the park.
Electrical availability charge is also payable in advance inclusive of VAT. Electricity is metered individually.
All above figures are subject to change and are based on information provided to us by Butlins.
You are required to have electric co2 and Gas test which is carried out by Butlins annually, unless you inform them otherwise and present them with your certificates. (please note: if you inform them you are getting the tests done yourself, but then do not give them your certificate they will automatically have the tests carried out at your expense, without notice to you).
You also need caravan insurance, you can go through Bourne leisure or get your own but if you don’t provide proof of insurance by a certain date, they will go ahead and get it for you and charge you. (10ft wide is slightly cheaper than 12ft caravans)
Buying:
Once you have found a caravan and agreed a price you would need to go to the caravan sales office to sign and pay, you will usually get your welcome pack and keys the same day.
If subletting you will need 4 keys in the caravan reception at all times for bookings, if you hire someone to do the cleans/bedding you will need to provide them with a key.
Other expenses to consider: Drain down at the end of season, you can do this yourself arrange to have it done for you or Butlins will arrange it for you, Butlins send you out information to book with them towards the end of season with several options.
Change over cleans, bedding, other cleaning services, subletting commission (if you use an agent), general maintenance, repairs and replacements. Owning a caravan is a big commitment and costs more than people expect, we have tried to give you as much information to help you with your decision.
